Condensate Drain Cleaning

Your air conditioner pulls a surprising amount of water out of Miami air. That condensate collects in the drain pan under the evaporator coil and leaves the house through the condensate drain line. When that path narrows, the water has nowhere to go.

The usual cause is buildup inside the line: biological growth, dust that has washed off the coil, and debris that settles in the trap. The symptoms are recognizable — water pooling around the air handler, a wet ceiling stain below an attic unit, a full drain pan, a musty smell near the return, or a system that shuts itself off and restarts later because the float switch tripped. That float switch is a safety device: it cuts the system rather than letting the pan overflow, so a repeated unexplained shutdown is often a drainage problem, not a cooling problem.
